HOUSE MANAGER & PROPERTY MAINTENANCE FOR HNWI

We have a fantastic opportunity for an experienced and hands-on House Manager and Property Maintenance Manager to support a lovely high net worth family in their home in South West London, plus additional tenanted properties across London. This role is open to both live-out and live-in candidates, with separate accommodation available next to the family's main home.

A varied role where you will be hands-on across the properties, you will require extensive skills in general property maintenance, as well as tenant liaison and administration. You will be their go-to for all matters in their family homes, as well as their go-between with their tenants and estate agents across London.
You must be a driver to allow for easy travel across London, as well as occasionally travelling to the family’s homes outside of London. This will be a full-time role, Monday to Friday with very rare occasions on weekends.
HOUSE MANAGER DUTIES IN PRINCIPAL’S HOME:
• Anything from changing lightbulbs/fuses, putting out recycling/bins, steam cleaning floors / cleaning art/lighting (must be happy with heights), cleaning out fireplaces to outside maintenance (covering furniture/power washing stone flooring etc
• Working with the housekeeper to ensure that the house is clean and well presented at all times incl care of silver, antiques and furniture
• Manage all cars/scooters/bikes etc (cleaning, arranging tax, insurance, services etc.)
• All bills relating to properties to be checked thoroughly, sorted and presented to employer fortnightly.
• Keeping property spreadsheet updated for tax purposes/contractor & suppliers’ database management / general cashflow management
• Create and maintain inventories of wine, spare equipment, household items, etc.
• Managing gardener and helping with external areas
• Accepting deliveries
• Travelling ahead to other properties in the UK/abroad to make sure that they are ready
• Purchasing supplies for the household
• Dog-friendly - occasional looking after dogs whilst owners on holiday, dog walking/feeding
• Managing the security system (securing the house during the family's absence etc)
• Managing utility bills/checking year on year costings
• Scheduling and supervising household maintenance and repairs with contractors and service companies; check and monitor completed work
• Ensuring that the household entertainment/air con/lighting and heating systems are working
• Running general errands
• Very occasional driving duties - although often outside of normal working hours
• Ensure the House Manual is accurate and up-to-date
• Health & Safety Management: Ensure regular emergency equipment checks including lift/fire and intruder alarms/emergency lighting and fire extinguishers are completed

PROPERTY MANAGER DUTIES IN TENANTED PROPERTIES:
• Responding to calls from tenanted properties dotted throughout SW London and fixing minor issues/problems as they arise.
• Liaising with contractors and monitoring quality/deadlines for works done and service provided; competition quotes obtained on annual contracts and comparison made.
• Organising and completing preventative maintenance and periodic maintenance inspections
• Arranging gas safety/electrical inspection etc
• Ensuring that adequate planning and budgetary provision is made for maintenance and repair works
• Identify contracts maturing/arising and plan for these contracts in advance
